The overall theme of The Estates at Mills Farm is one of understanding elegance and tastefulness.  Each individual home, regardless of style, must represent these qualities as well.  This can be achieved when each architectural element is true to its style.  The home must be of proper proportion with each of it’s components in relationship to the whole.
Buildings will be faced on all sides with quality facing materials such as brick, stone, wood or stucco as approved by the DRC.

Roofs shall be cedar, shake, dimensional cedar wood shingles, slate, tile or the Grand Manor composition (by CertainTeed).  No other material will be allowed.

Each lot must have a minimum of seven trees as follows:
Front - 2 hardwood shade trees 3.5"-4" caliper, 1 ornamental 2.5" caliper, Back - 3 hardwoods shade trees 2.5" caliper, 1 ornamental 2.5" caliper)
Minimum basic landscape (i.e. bed preparation, shrubs, additional trees beyond required) installation guideline is 2% of the total sales price of the house and lot. This would include edging, mulch, shrubs, additional trees (beyond the required trees) evergreens and screening. Such amount is in addition to the cost of required trees, sod, retaining/landscape walls and irrigation.  Corner lots may require more landscaping than the minimum guideline percentage set forth above.
Construction Standards:

2 Story Homes - 3,500 square feet with 1,800 square feet on the first floor.
1.5 Story - 3,400 square feet with 2,400 square feet on the first floor.
Reverse 1.5 Story - 3,000 square feet above grade.

The lower level (basement area) and garage shall not be considered finished for purposes of this square footage requirements.

Decks and gazebos shall be stained or painted to match the home's color scheme.
